About Enso co-living
Enso Co-Living is an innovative company in the field of Coliving, which is dedicated to offering shared spaces with a focus on community and sustainability. Founded with the mission of providing a stress-free living experience, Enso Co-Living takes care of all logistical aspects for its residents, from finding rooms to handing over keys.
With a portfolio of properties valued at 120 million euros and an occupancy of 100%, Enso operates in major cities in Spain, including Barcelona, Madrid and Valencia. Its commitment to sustainability is reflected in its partnerships with green companies such as Kleta, TappWater and Hannun, and in its efforts to minimize the environmental impact of its operations.
The challenge
With the rapid growth of its property portfolio, Enso Co-Living faced several challenges related to supply management. In particular, they needed a solution to improve control and reduce expenses on basic supplies such as electricity, water and gas. The problems included:
- Lack of daily control: They did not have an efficient system to monitor consumption and supply costs on a daily basis.
- Incident resolution: They were experiencing delays in resolving problems with the fibre optic service.
- Unification of services: They were looking for a single platform that could centralize the processing and control of all supply invoices.
- Billing issues: In some properties, distributors did not send consumption data on time or issued invoices based on estimated consumption, which made it difficult for tenants to bill properly.
The situation became even more complicated in 5 of their properties, where the lack of accurate billing prevented Enso Co-Living from properly calculating the individual costs for each tenant, as these changed frequently.
The solution
Polaroo, such as software specialized in supply management, provided the Enso Co-Living team with the comprehensive solution they needed.

- Optimizing the billing process: All supply services were unified on a single platform, simplifying the processing and control of invoices.
- Efficient incident resolution: Polaroo improved the management of service-related incidents, such as fibre optics, accelerating problem resolution.
- Consumer data management: An e-distribution user was created to provide Enso Co-Living with direct access to consumption data, solving estimated billing problems and allowing accurate billing for tenants.
The results
The activation of the software, together with the work of the Polaroo team of experts, resulted in significant improvements, with a total of 2,627 managed invoices for its more than 140 real estate assets. This translates into a savings of more than 20,000 euros and more than 400 hours in supplier management and automation of the invoicing process, which means:
- Efficient processes: The time spent managing supplies and the administrative burden on the accounting team were reduced, allowing for greater operational efficiency.
- Reducing costs: The implementation of Polaroo allowed for more rigorous control of supply expenses, resulting in cost optimization.
