From Polaroo we have made a rigorous analysis of the vacation rental sector in our country in 2023. In it, we have broken down the main expenses of each tourist home, in an annual and daily format, the income by city and at the national level, the average price per night, the proportion of expenses in these cities and the time spent by a manager or owner for each housing for tourist use, also distributed by management expenditure.

This is the result of our own data samples, since we manage the supplies of more than 2,000 homes for tourist use in Spain, and from other reliable sources that we have relied on, such as GuestReady, Inside Airbnb, Statista or Transparent Intelligence.

💡 What did we highlight from our study?

👉🏼 The expenditure that has the most impact is that of supplies, with 44.6%, followed by cleaning and laundry.

👉🏼 The total average earnings By city they are seniors in Barcelona, with €40,260 annuals.

👉🏼 The expenses of supplies and cleaning are the ones that reduce the margin the most in cities where average incomes are lower.

👉🏼 Guest management It is the one that requires the most time with a 45.5% of total time spent, followed by reserve management and supply management.

🤔 As a conclusion

We can highlight that the cost and time spent managing supplies (electricity, gas, water, internet, etc.) is very high, and its impact is even greater in locations where the average price per night is lower than the national average. These data serve to create a mental and current picture of the functioning of the sector.
