The crucial role of technology in the real estate sector

The adoption of technology is not just a trend, but an imperative need to address two main challenges:

  • Environmental Sustainability: According to data from the United Nations Environment Programme (UNEP), buildings and construction generate almost 40% of energy-related CO₂ emissions. Incorporating advanced tools makes it possible to reduce this impact and accelerate the path towards global climate objectives within the 2030 Agenda.
  • Efficiency and connectivity: Technologies such as artificial intelligence and data analysis are improving the operational management of assets, in addition to the user experience. Spaces that can now be transformed and adapted to the changing needs of users and offer personalized amenities, optimized internet connection and intelligent systems that adapt to use in real time, maximizing efficiency and reducing energy consumption.

The positive impact of technology on energy efficiency

Energy efficiency is one of the main challenges in the real estate sector today. In the residential area, the countries of the European Union must establish energy saving measures that guarantee a average reduction in primary energy consumption of at least 16% by 2030, with a goal that rises to between 20% and 22% by 2035. In the case of non-residential, the new regulations require renovation of 16% of non-residential buildings with low energy efficiency before 2030, with an increase to 26% by 2033.

In this regard, the Technology has proven to be a key ally to achieve these objectives. From process automation to predictive data analysis, technological tools are transforming the management of energy resources in buildings of all types.

Technological solutions with measurable results in the real estate sector

  • Intelligent monitoring systems: IoT sensors and real-time analysis platforms allow us to identify energy consumption patterns and detect inefficiencies, optimizing the use of basic supplies such as electricity, water or gas.
  • Process automation: Automated systems for regulating lighting, air conditioning and other essential services have become standard in modern buildings. These systems significantly reduce energy consumption, adjusting to the specific needs of each moment and space.
  • Renewable energy and smart storage: Technologies such as solar panels combined with smart batteries allow buildings to generate and store clean energy, reducing dependence on external and non-renewable sources. In fact, it is expected that for this year around 40% of the energy consumed in Spain will come from renewable energies.

This positive impact not only improves sustainability indicators, but also generates a direct economic benefit for property owners and operators.

Towards a more efficient future: Technology as a strategic ally

However, the implementation of the technology does not depend solely on available resources, but on its strategic integration to maximize results, reducing costs and boosting sustainability.

For example, tools such as home automation, artificial intelligence (AI) and Big Data make it possible to monitor and analyse consumption patterns, as well as to predict expenses and adjust contracts to specific needs. In Spain, more than 80% of buildings present an energy rating low or very low, according to recent studies, reflecting the urgency of adopting these solutions.

The implementation of digital platforms based on Big Data offers real-time visibility to detect anomalies and proactively manage resources. In addition, the Internet of Things (IoT) provides added value by controlling water and electricity consumption, identifying leaks and ensuring the quality of essential services.

In any case, we must remember that technology alone is insufficient, since the real competitive advantage lies in integrating the different technological tools to adapt them to the needs or expectations of users or customers. And it's skiing where you can count on qualified people who support you in the process and make a difference.

As Dani Mañas, Customer Success Manager at Polaroo, says: “Technology itself can be very powerful, but having people to help you land it in your business is something that differentiates you. And the data backs it up. According to a Salesforce study, 80% of customers believes that the experience offered by a company is as important as its products or services”.

These innovations are transforming property management, and they contribute to meeting environmental goals, improving the customer experience and positioning companies as leaders in sustainability and efficiency.
